Mount Pleasant buyers are still facing a tight market
The number that matters most right now: the Real Estate Data Aggregator counted just 72 homes for sale across Mount Pleasant in the three months ending August 31, 2026. At the same time, 116 sales were already pending. That means buyers are competing for a very small pool.
Borrowing costs are not helping buyers either. CNBC reported the average 30-year fixed mortgage rate rose to 7.49% as of October 7, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher rates shrink what buyers can afford, yet the supply is still very thin.
When pending sales nearly match homes sold, demand is real. New listings, at 115 across the market, came in below the 125 homes that sold. Supply is not keeping up. That is the short version of why well-priced homes are still drawing strong offers.
What each ZIP code showed
ZIP 10510 had the most activity. The Real Estate Data Aggregator counted 39 homes sold there, up 2.6% from the same three months in 2025. The median sale price was $1,425,000, up 23% year over year. Homes sold for an average of 110.2% of list price. Nearly 3 in 4 homes sold above list.

ZIP 10570 told a striking story on price. The Real Estate Data Aggregator put the median sale price at $1,255,000, up 32.1% from a year before. That is a big jump. But homes sold there fell 27.9% year over year, and inventory dropped 55.6%. Fewer homes traded, at much higher prices.
ZIP 10591 had the most homes for sale of any ZIP, at 35, up 29.6% from last year. Months of supply there sat at 3.1, the highest in the market. That is still a seller's market by most measures, but buyers have a little more room to work with there than elsewhere.
ZIP 10532 had only 8 homes sold and 5 for sale. The Real Estate Data Aggregator showed a median sale price of $815,000 there. Homes sold in 18 days on average, and 87.5% sold above list price. That is the highest above-list share in the market, even with a lower price point.
The national picture adds context
Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is not what Mount Pleasant looks like. Here, homes are selling above list, not below it.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Mount Pleasant's ZIP codes are running well ahead of that pace. ZIP 10570 was up 32.1% year over year. ZIP 10591 was up 24.4%. ZIP 10510 was up 23%.
One honest admission: days on market crept up in most ZIPs. ZIP 10570 took 5 days longer than a year ago. ZIP 10510 and 10595 each took 2 days longer. Not every home sold in a week. But homes are still selling above asking price in every ZIP, so a little more time does not mean a weaker result.
